Forensic Valuation Review

Valuation audits and forensic reviews are a tool to critique whether or not a Valuer, in the opinion of a fellow expert, has used reasonable care and skill in preparing an obtained assessment of value, and subsequent valuation report, either for query or potential litigation purposes.

To either audit or query an assessment of value issued by a Valuer, it is important to understand their obligations, both under industry body regulations and legislative guidelines for the type and purpose of the valuation being undertaken.  It is also imperative to have intimate local market, and town planning knowledge, to understand the highest and best use potential of any site.

In a forensic review, the original valuation report will be analysed to see if it deviated from the standard of care expected of a reasonable and competent Valuer at the time of valuation, including the instructing parties stated requirements, if the appropriate methodology was adopted, if any errors were made, and if there were any particular risks or assumptions that should have been considered.
